When Kelli Hull opens Monkee's of Fair Oaks Ranch on August 20, 2026, she will bring a roster of nationally recognized contemporary designers to the Texas Hill Country—a feat made possible by the collective buying power of the Monkee's franchise. The boutique, located in the Lemon Creek Ranch development near Fair Oaks Ranch and Boerne, aims to close a gap for residents who previously had to drive 45 minutes to San Antonio for designer clothing.

Hull, a veteran and local entrepreneur, chose the franchise model specifically for its purchasing scale. "Because we're a franchise, the buying power that the collective franchisees have is fairly significant," she said. "It's amazing that someone like myself—my store's not even open yet—was able to walk into the Farm Rio showroom in Manhattan and buy for 2027. Without that buying power, none of this would be possible."

Monkee's of Fair Oaks Ranch is the eighth Monkee's location in Texas and the 70th nationwide. The franchise, based in North Carolina, gives even a single-location owner access to showrooms for brands that would otherwise be out of reach for a 1,200-square-foot shop. Hull's recent buying trip to New York City included meetings with major contemporary labels, allowing her to build an assortment for opening and forward seasons.

The store's brand lineup includes household names such as Paige denim—described as a "cult classic"—and FRAME, anchoring the contemporary denim and ready-to-wear offerings. Aviator Nation, the brightly colored Malibu, California sweat-and-swimwear label, has already excited local high-school-age shoppers. Dresses and elevated pieces from Milly, Shoshanna, and Marie Oliver provide options from day to night. Accessories and apparel from Krewe, Oncept, perfectwhitetee, and Pistola join Texas jeweler Christina Greene's artisanal craftsmanship.

"If you want to wear a basic top, a pair of denim and sneakers during the day, but then you have an event in the evening and you need to put on a cocktail dress, we're your one-stop shop to do all of that," Hull said. Alongside recognizable labels, the boutique will carry emerging designers at a range of price points. "You're probably going to come in for Paige, which is kind of a cult classic," Hull added. "But I have a feeling you're going to discover other brands as well that you've never heard of—and I think you're going to love them just as much."

Curation is supported by data, not just personal taste. Hull noted that the franchise's buyer helps guide decisions: "To have a buyer say, 'That's good—let's tiptoe into the water on this brand, make some safe bets, and if everybody loves it, we can get more,' has been phenomenal. Otherwise we'd all have a tendency to go a little hog wild." This approach ensures the assortment is broad enough for women of all ages yet curated to feel personal.

The grand opening is scheduled for 10 a.m. on Thursday, August 20, 2026. Customers can follow updates on Instagram at @monkeesoffairoaks, with additional information on Facebook and TikTok. The store's website, monkeesoffairoaks.com, will launch about 30 days ahead of opening, with online shopping planned for 2027.

The opening of Monkee's of Fair Oaks Ranch signals a shift for Texas Hill Country shoppers, who will now have access to contemporary designer fashion without the long commute. For local businesses, the franchise model demonstrates how collective buying can level the playing field, allowing small boutiques to compete with big-city retailers. As Hull prepares to welcome customers, the store's mix of national brands and emerging discoveries could set a new standard for curated retail in the region.
