Bain Capital and Omnam Group have announced the sale of The Lake Como EDITION hotel to Sansiri Capital, the hospitality trophy asset fund of Thai real estate developer Sansiri Public Company Limited. The transaction, expected to close within weeks, follows the hotel's debut in March 2026 and completes a transformation of the historic property into a five-star EDITION hotel under Marriott International's portfolio.
The property, located on the shores of Cadenabbia opposite Bellagio, was acquired by Bain Capital and Omnam in late 2021. After an extensive redevelopment starting in April 2022, the hotel opened in March 2026 with 148 larger rooms and suites, a new spa and wellness building, and extensive dining and leisure amenities, including a floating pool and beach club. The project reduced the former hotel's room count from nearly 300 to create a more exclusive offering in a market with limited five-star supply and significant barriers to new lakeside development.
The sale underscores growing international investor interest in distinctive, experience-led European hospitality assets. For Sansiri, this acquisition represents a strategic expansion into Europe's luxury hospitality sector through Sansiri Capital, aligning with its New S-Curve strategy to strengthen financial resilience and diversify risk across its global portfolio. The company, which has over 40 years of experience and owns assets like The Manner SoHo in New York, plans to pursue further trophy investments in premier leisure and gateway destinations worldwide.
Ali Haroon, Partner and Head of Europe Real Estate at Bain Capital, highlighted the investment approach: "Lake Como is a strong example of how we approach real estate investing in Europe. We focus on sectors supported by long-term structural demand and opportunities where our capital, local relationships and hands-on capabilities can fundamentally transform an asset." David Zisser, CEO and Founder of Omnam Group, added, "The completion of this transaction is a significant milestone for Omnam and a testament to the strength of our development approach."
For industry observers, this deal signals the continued appeal of trophy hospitality assets in iconic destinations, with investors willing to pay premium prices for properties that offer unique experiences and limited competition. It also highlights the trend of Asian capital flowing into European real estate, as firms like Sansiri seek to diversify internationally and hedge against currency risks. The transaction may encourage other Asian investors to explore similar opportunities in Europe's luxury hospitality sector.
The Lake Como EDITION will continue to be operated by Marriott International, which manages the EDITION Hotels brand. The sale marks the latest chapter for Omnam, which has projects underway in Florence, Venice, Puglia, and Sicily. As the global hospitality market recovers, this deal demonstrates confidence in the long-term value of high-end, destination-driven properties, potentially influencing future investment strategies in the sector.
