Young's Excavating & Paving LLC has completed parking lot repairs and resurfacing for Summit Title Services at 120 Bedford Center Road in Bedford, New Hampshire. The project, finished in May 2026, covered approximately 10,075 square feet and involved both targeted repairs and a full overlay.
The need for the work became apparent when two areas of the parking lot, each roughly four feet by three feet, had visibly dropped before the rest of the lot was resurfaced. According to Young's, such isolated sinking typically indicates a problem beneath the pavement rather than on its surface. Water is the common culprit: it seeps into the base through joints and cracks, reducing the bearing strength that the pavement relies on. Freezing and thawing cycles then lift and drop the saturated material, causing the surface to follow downward.
Addressing the root cause was critical. Simply laying new asphalt over settled areas would have hidden the problem without fixing it, and the same spots would likely sink again. Young's therefore saw-cut and removed the damaged asphalt at both locations, then paved the repaired areas with three inches of new asphalt before the surrounding lot received its overlay. This sequence ensured that the repairs were integrated into the overall resurfacing.
The rest of the lot received a full overlay, which included cleaning and preparation, transitional milling at lock-in points, a tack coat, a base layer of asphalt, and a two-inch wearing course. Transitional milling was used to grind down the existing pavement where the new asphalt would meet it, allowing the new surface to tie into the old without leaving a raised lip. The wearing course, the top layer exposed to traffic and weather, sits on the base layer and is laid as part of the same paving operation.
